Odessa is the city with the right conditions to invest

This was said by Arvydas Avulis, Head of the Board of the Lithuanian company-investor Hanner, during the presentation of the new construction program. According to him, the successful cooperation with the holding company Bereg-grup from Odessa enabled them to be sure of this.

The presentation was held last week. Oleg Radkovskij, Deputy of the City Board and President of the holding company Bereg-grup, introduced the new construction program to Anatolij Vorochajev, First Deputy Mayor, Michail Kuchuk, Deputy Mayor, and other members of the city’s Executive Committee. The representatives of the Lithuanian company-investor Hanner also participated in this presentation.

The program was designed in order to solve the topical problem of the city, i.e. vacation of the dwelling houses which are in the emergency state or subject to demolition. The cleaned areas will be used for the construction of multi-storeyed buildings and dwelling complexes. They will both decorate our city and accord with its historical face.

The participants of the presentation were given photos and designs of six objects of social purpose. The new array of dwelling houses the dwelling area of which will comprise 23 thousand square metres, will appear in Srednefontanskaja street. 238 apartments will be given to 148 families currently living in the apartments, which are in the emergency state. A new dwelling complex with the area of 25 thousand square metres is being currently built in Kupalnij backstreet. A complex of offices will be built in Tamozenaja square. The residents of Odessa are perfectly aware of the poor state of the dwelling houses in this part of the city. Most of them were built during the development of the city itself. Now, 204 families will receive 298 apartments.

Supermarkets in Kotovskogo residential area and Derevianko square as well as the shopping and culture centre in Tolbuchina square will provide a modern look to the bedroom communities of the city. In addition, it is intended to build a modern house of 213 places with the entire system of autonomic facilities for the elderly in Kotovskogo residential area. Thus, the new construction program will include all residential districts of our city.

According to Oleg Radkovskij, 67 emergency houses (approx. 390 apartments) will be vacated and 648 modern apartments will be provided under this program. The total amount of investment will comprise approximately 230 million US dollars. Oleg Radkovskij gave thanks to the authorities of the city, in particular, to A. Vorochajev, for their patronage of the mentioned objects of social purpose. He also noted that the implementation of the program is available only due to the large-scale investment project.

The representatives of the investors, who participated during the presentation, also expressed their satisfaction regarding the cooperation. In his interview with the newspaper Jug, Arvydas Avulis said that the cooperation lasts for almost a year and he is very happy about its. According to him, Odessa is the region, which is really worth investing tens of millions of dollars. And the political instability in the country will not have any impact on their partnership with Bereg-grup.

‘Ukraine is a developing country and should be accepted as such’, he said. ‘We are investing in the constructions performed in the following three regions: Odessa, Kiev and Crimea’.

Thus, the new construction program should answer the interests of both large-scale businessmen and all residents of Odessa, especially those who will benefit from the mentioned program by improving their living conditions and move from the old accommodation to the new and comfortable apartments.

Company "Hanner" receives a prestigious award

Business and shopping centre „Europa“ erected in Vilnius by company “Hanner” was recognised as the best mixed use project of the year 2004 in Central and Eastern Europe. At the award ceremony that took place in Warsaw “Hanner” representatives received a prestigious award “CEE Mixed Use Development of the Year 2004”.

It is the most important award in Eastern and Central Europe that is presented to real estate projects as a confirmation of their success.

Companies and persons of Central and Eastern Europe (Lithuania, Latvia, Estonia, Poland, Czechia, Romania, Russia, Slovakia, the Ukraine and Hungary) that succeed in creating the best investment and real estate development projects participate in the competition.

The panel of judges is made of sixteen members. They evaluate the projects submitted to the competition as to their originality, functionality, quality and commercial success.

“One of our advantages is that we are involved in large scale projects. Business and shopping centre „Europa“ is one of the largest projects in this field in Central and Eastern Europe. Besides, our project was a big commercial success: on the opening day all shopping centre premises were rented, later the shopping centre was successfully sold to a Danish investment fund „Baltic Property Trust“, says Mindaugas Valuckas, deputy director of “Hanner” company.

The judges were impressed by the structure of the business and shopping complex and the fact that the business centre, the shopping centre and a multi storey parking lot are in harmony with each other. The development of business and shopping centre “Europa“ boosted the development of an entire block: later, besides the centre, Vilnius City Municipality building, Vilnius County Governor’s Administration and a prestigious multi-dwelling building were erected.

“We are most pleased with the fact that at a prestigious competition a Lithuanian company surpassed a number of renowned foreign companies”, emphasised M. Valuckas.

Business and shopping centre “Europa” on Konstitucijos avenue in the capital was completed in 2004. The complex comprises a business centre of 17 300 sq. m., a shopping centre of 21 323 sq. m. and a multi storey parking. 33-storey 126 meters high business centre “Europa” is the highest building in the Baltic countries.

In 2001, UAB “Hanner” was awarded St. Christopher statuette for the achievements in forming the image of Vilnius City. In April 2004, at the competition of high-rise buildings in Germany Business centre “Europa” entered the list of world’s 15 best sky-scrapers.

Company “Hanner” also develops real estate projects in Latvia and the Ukraine. In those countries “Hanner” builds shopping, business and residential buildings.

Lithuanians do not restrict themselves to their homeland

Lithuanian developers of residential buildings are increasingly expanding their activities in the Latvian market, which they view as more promising than the Lithuanian one. In 2005 only, two topping companies in this field – Hanner and Invalda Real Estate – have planned to develop two residential building complexes in Riga, whose value amounts to 20 million Litas (4 million Lats) and 10 million Litas (2 million Lats) respectively.

The Chair of Hanner company board Arvydas Avulis identifies two reasons for the expansion. In the first place, even though Riga is almost twice the size of Vilnius, the apartments sold in this city amount to only 10% more than the ones sold in the neighbouring capital. Secondly, Lithuanian capital already for some time has experienced a problem of plots suitable for construction of business centres and residential buildings, which has resulted in price increase. These matters are much simpler in Riga: there is a bigger choice and lower prices of plots.

It should be noticed that the residential buildings to be built by Invalda Real Estate and Hanner, the two companies that announced their plans, are intended for the residents representing different groups. Director of the former company Darius Đulnis talks about a project intended for well-to-do Riga citizens: the residential complex will be built in the central part of the city. The latter company will develop its project in Purvciems district, where the apartments will be designed for the buyers of average income. 4 multi-storey buildings, general area 30‘000 sq. m., shall be erected for those citizens who will be able to pay 850 euros for 1 sq. m.

Evaluation of "Europa" sky-scraper

Business and shopping centre “Europa”, erected by UAB "Hanner", a member of the Lithuanian Real Estate Development Association, was recognised as the best mixed use development of the year 2004 in Central and Eastern Europe.

"Hanner" received an award of "CEE Real Estate Quality Awards 2004". The panel of judges composed of the leaders of global real estate (RE) companies ("King Sturge", "ING Real Estate", "CMS Kameron McKenna Partner", "Ober-Haus" and other) selected the best projects in sixteen categories. The evaluation was made with respect to the originality, commercial success, place and reach, environmental impact and longevity of the object.

The prizes to the winners were awarded by the international RE news company "Europaproperty" and RE consultants "Imagine Events". More than 300 RE company representatives from all Central and Eastern European countries attended the ceremonial gala in Warsaw.

Lithuanian businessmen look for partners in Romania

On February 23, Vilnius City Mayor Artűras Zuokas and a group of businessmen start their visit to Bucharest. The participants of the mission seek to get acquainted with Romanian business conditions, business development possibilities, condition of real estate objects and privatisation perspectives as well as they look for partners for joint activities in Romania.

In addition to the Mayor, the mission includes Arvydas Avulis, chairman of "Hanner" board, Mindaugas Marcinkevičius, a director of "Vilnius prekyba", Darius Mockus, president of "MG Baltic", Rolandas Vingilis, director of "MG Valda" and Rimantas Perveneckas, managing director of "Apranga".

The business mission is organised by the Association of Lithuanian Chambers of Commerce, Industry and Crafts together with Romanian and Bucharest Chambers of Commerce and Industry.
